Under The Eaves Bed and Breakfast, (formerly O’Toole’s Under The Eaves B&B ), is a romantic landmark home located in the heart of Springdale, surrounded by Zion Canyon National Park. Started in 1931 by local pioneer Herbert Christiansen, our home, over 70 years later, has a wonderful warm atmosphere with antiques, many books and fireplaces to enjoy. The house is also surrounded by beautiful gardens and lovely shade trees, especially at the back where the terraced gardens are filled with colorful local plants, we encourage those planning a small wedding to think about using our house and garden facilities or perhaps even doing a whole house rental.
Our guests are encouraged to enjoy the view from “the best front porch in Utah" with stunning sunsets on the Watchman Mountain opposite in the early evening. Breakfast is the focal point of the morning, with early risers meeting on the front porch with fresh ground coffee, or a tea from wide range of choices or perhaps hot chocolate. Sunrise on Eagles Crag to the South rewards those who get up early enough ! Also at breakfast you will have the opportunity to meet travelers from all over the world and perhaps exchange travel and hiking experiences.
Your hosts Steve and Deb Masefield (locally known as painter Deb Durban) will endeavor to make all aspects of your stay enjoyable; originally from England, they have traveled to many parts of the world and have now settled in Springdale. As your hosts, Steve and Deb endeavor to offer "English Hospitality" at their b&b; they are here to share their knowledge of the area with you and are very happy to help you plan out your activities, offer recommendations on restaurants or other local places of interest, in fact anything you need to help make your stay in Zion / Utah memorable - we hope to provide a positive lodging experience. (Most special dietary requirements can be met if given notice.)
The Main House
The Sitting Room
The main house offers a warm or cool sitting room depending on the season ! Guests may gather to get to know one another, read a book or magazine from the house collection or perhaps play cards or chess.
The Dining Room
With antique pine cupboards and assorted antique ’nic knacks’ from England, the Dining Room makes an interesting room to explore. In the winter months, it is not uncommon to enjoy breakfast in front of a roaring fire. The dining room also houses Debs library of art books, with a strong focus on David Hockney; not to be outdone, Steve has a collection of motoring books, especially on English MG’s
The Rooms
The Eaves Suite
It has been said that The Eaves Suite is possibly the most spectacular and spacious room in town! Covering the entire second floor (~1200sq.ft.) it makes an ideal romantic hideaway or family base.
The Suite has grand views of the Zion mountains to the north, east and south. This room contains a queen bed and a ’day bed’ which compromises two twin beds; it can comfortably accommodate four people. The suite has vaulted ceilings & contains a private kitchenette with microwave, small grill, fridge, kettle & coffee machines. The private bathroom has an antique claw-footed roll top tub and European-style shower. The beautiful 115 year old church window overlooks the terraced gardens. There is a wood burning stove for chilly (winter) nights.

The Garden Cottage (main level)
Behind the main house, sits the Garden Cottage overlooking the terraced gardens. Recently redecorated the Cottage was originally built in about 1928’s as one of the Zion National Park Lodge properties; it was relocated to Under The Eaves in 1989. The two rooms on the main level each have a private entrance, contain a queen size bed & their own a/c. The private bathrooms have a shower and are decorated with stained glass windows. Both rooms are snug and cozy with old world charm.

The Garden Cottage Lower Level (Hikers Room)
Completely rebuilt in 2003, the lower room in the garden cottage is a more functional room with tiled floors and a ’rustic’ atmosphere. The bedroom contains 2 twin size beds (one can be stowed away under the other), a new en-suite private bathroom (bath & shower). The room also has its own outside entrance with a lobby for bikes, ’climbing gear’ and either wet or dry clothes!

The Main House
Ground Floor Rooms
There are two bright, sunny rooms in the main house; they are decorated in an eclectic mix of antique furnishings, cast iron double size beds, and tasteful country linens. Each room has a private sink and its own private shower/bathroom.

Zion Field Institute (ZCFI). The mission of ZCFI is to educate and inspire local, national and international visitors to the greater Zion National Park ecosystem and environment through intensive and innovative classes that immerse visitors in the field. These 1-, 2-, and 3-day classes will provide visitors unique opportunities to investigate the vast natural and cultural resources of the park and its surrounds. Visiting instructors expert in science, the humanities, and the arts will emphasize learning through adventurous hands-on exploration.
Horse Back Riding in Zion : You’ll see The Three Patriarchs, the Beehives, and take a breathtaking jaunt through beautiful cactus gardens; or follow the Virgin River for about one mile to the Court of the Patriarchs and return you back to the loading corral. For a more adventurous horseback ride the 1/2 day trip will take you around the Sandbench Trail, gradually ascending 500 feet giving you a spectacular view of the Southern end of the valley.
Springdale Tanner Amphitheater Enjoy a performance in the stunning 2000-seat outdoor amphitheater surrounded by the cliffs of Zion National Park located at the End of Lion Boulevard in Springdale. Live concerts every Saturday night at 8:00 from Mid-May to September, including Symphony, Blue-Grass, Folk, Country, Dance, Celtic, New-Age and Jazz.
