Bedrooms: 2 -3 bedrooms with king size beds covered with pure cotton linens and blankets. All bedrooms have open views to the gardens and sea/island views, air conditioning, 20" flat screen TV with surround system and cable TV.
Bathrooms: 2- 3 bathrooms (1 being en-suite on 3rd floor master bedroom). The design features the distinctive style of the resort with modern facility shower, bath tub, toilet, wash basin(s), towels, shampoo and soap etc.
Kitchen: A well equipped fully fitted kitchen from Germany with electric hob and electric oven, big refrigerator, microwave, double sinks, electric kettle, full set of plates, bowls, glasses, mugs, cooking utensils, pots and pans, cutlery.
Dining Room: Big wood dining table seats up to six. Large surrounding windows open to scenic sea view.
Living Room: A spacious open plan living room with cool floors and wooden border trims, L-shape comfortable sofa and cushions and a large day bed. Equipped with entertainment center and 43" flat screen TV with exciting surround sound system, plenty of movies VCD/DVDs, music CDs, Books, Games and Arts pieces from South East Asia.
Bar: A modern style teak wood counter bar with small fridge, single sink, and cocktail glasses. A washer/dryer is located here for easy access should you choose to go at the laundry yourself. Wines, spirits and beers are provided on request. Here you can mix yourself a tropical cocktail and entertain your friends in style!
Roof Top Decks: Our large decks are easily accessed via the main staircase or by winding staircase respectively and feature a teak dining table with 4 chairs on level one and teak sun deck chairs for 4 - 20 persons and an outdoor shower on the top level. As through-out the apartment, phone and internet can be accessed on the top deck. A fantastic place to chill-out and relax whilst enjoying a breathtaking 270 degrees of sea view and island scenery!
Cleaning/Maid Service: Maid service 5 days a week, towels change every second days and bed linens change every third days.

Terms and Conditions:
All bookings are made with the (Owner) subject to these conditions which are deemed to have been accepted in full by (Renter) and all persons in the party. Bookings can be made by email sending back the completed guest reservation form and would be deemed to be accepted once payment is received by us.
By submitting the guest reservation form it shall be taken as confirmation of acceptance of the following conditions.
1.1 Provisional Confirmation of Availability and Rates:
Upon receipt of a request for availability, the applicable Condo rates and the amount of deposit required will be confirmed. Bookings are on a ’first-come, first-served’ basis and are for a minimum of three (3) nights.
1.2 Exclusions & Additional Charges:
Rates do not include baggage handling, gratuities, telephone, fax and telegram charges, car rental, food, soft drinks and/or liquor, personal items and expenses, and any excessive cleaning required upon departure (such as upholstery or rug shampooing, etc) or replacement of breakages.
Condo rental rates quoted by Owner are on a per night basis. Check-in time is after 12:00 PM, with check-out by 12:00 noon on the day of departure. Only those persons stipulated on the guest reservation form may reside at the property as guests. Please notify us as soon as possible of any changes. Rates include services of Owner’s representative to meet guests at the airport in Phuket and escort them to their condo; the cost of electricity, water, cleaning. The condo is fully equipped with linen, crockery, utensils, and an initial supply of soap and toiletries.
1.4 Initial Deposit:
An initial deposit of 30% of the Condo rental together with the completed Guest Reservation Form must be received by Owner before a confirmation can be issued.
Final payment consisting of the remaining balance must be received by Owner at least 30 days prior to guest arrival 0r 60 days in peak season. Failure to make the final payment on a timely basis will make reservations subject to automatic cancellation. If you have selected items for stocking the bar and fridge you will be asked to add this cost to your final payment.
All rates for accommodation are quoted in US Dollars if not stated else.
3. Cancellations to Reservation:
If it becomes necessary to cancel all or any part of the booking, Owner must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received. The following cancellation charges will be payable and any refunds will exclude bank charges and other expenses related to the transaction:
More than 30 days before arrival date:
25% of full price will be non-refundable.
30 days to 16 days before commencement date of the contract:
50% of the full price becomes non refundable.
Less than 15 days before commencement date of the contract: 100% of the full price becomes non refundable.
Note: Deposits will be reinstated if a new rental period is secured within three months of original letting date.
4. Change of Reservation by Owner:
If the condominium becomes unfit for habitation and no equivalent replacement property can be obtained before Renter/Guest arrival the Owner reserves the right to cancel the agreement and will refund 100% of the funds received.
5. Registered Guests:
The number of people staying at the property must not exceed the maximum capacity indicated by Renter in the Guest Reservation form or unless specifically authorized.
We recommend that the entire party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage).
7. Release of Liability:
By accepting this agreement Renter acts for and on behalf of any member of the party (Guests) for the period of the rental.
Renter and Guests personally assume all risks whilst staying/using the premises and facilities, whether foreseen or unforeseen. Renter further releases, exempts and holds harmless Owner from any claim or lawsuit by Renter or Guests, Renter’s or Guest’s family, estate, heirs, or assigns arising of this agreement to rent the premises.
8. Conduct & Behavior:
The person signing the contract is responsible for the correct and appropriate behavior of the guests staying at the Condo.
